When Old Insulation Has to Go

Insulation removal and replacement makes sense when what is in the attic, walls or crawl space is doing more harm than good. Around Baton Rouge the common reasons are water and pests. Insulation that got soaked by the August 2016 flood, a hurricane roof leak or a plumbing leak loses most of its value and can hold moisture against wood. Rodents nest in attic fill and leave droppings and urine behind. Crawl space batts sag and fall in humid air.

How removal works

Loose fill in an attic is pulled out with a large vacuum into bags or a truck. Batts are bagged by hand. Spray foam is cut and scraped off, which is slower and costs more; Fixr lists foam removal at $1.50 to $3 per square foot and up to about $5 when it has to be chipped by hand. We protect the house during removal, since attic dust goes everywhere if it is not controlled.

Clean and seal before new

With the old material out, the attic or crawl space is easy to inspect. We look for the leaks or entry points that caused the problem, and seal air leaks in the attic floor while it is open. Pest entry points should be closed by a pest control company before new insulation goes in, or it will just get fouled again.

What we do not remove

Vermiculite (a gray-brown, pebbly fill in older homes) may contain asbestos. We do not disturb it. It should be tested, and if it contains asbestos, removed by a licensed abatement contractor. HomeAdvisor lists asbestos removal at $1,190 to $3,255 for typical jobs.

Insulation Removal & Replacement Questions

Does wet insulation need to be replaced?

Usually. Wet fiberglass and cellulose lose much of their value and can hold moisture against framing. If it got soaked by flood water, it should come out.

How long does attic insulation removal take?

Most attics are vacuumed out in a day. Reinsulating may take another day.

Can rodent-fouled insulation be left in place?

It is better to remove it, clean the space and close entry points first. Covering it traps the odor and contamination.

Can you replace insulation in just part of the attic?

Yes. If a roof leak soaked one section, we can remove and replace that area and blend new material into the rest, as long as the remaining insulation is dry and clean.

Is spray foam hard to remove?

Yes, compared with loose fill. It has to be cut and scraped. That is one reason we check for leaks and wiring before spraying.
